Chelmsford City Council’s adopted Local Plan identifies Great Leighs as an area for strategic growth and this site will assist in meeting the increasing housing needs of the district.
This site therefore presents a significant opportunity to deliver up to 160 high-quality new homes along with substantial investments in public open space, play areas, and enhanced walking and cycling routes to help meet local needs and integrate new communities with the local area and existing communities, facilities and services.

We are at a very early stage of developing plans for the site and your feedback will enable us to design and evolve the plans further before submitting an Outline planning application to Chelmsford City Council.

The site
Site location
The site, spans approximately 8.66 hectares, and is located to the south of Great Leighs, east of Main Road. Previously an agricultural field, the site could accommodate up to 160 high-quality new homes with a design that includes a significant amount of public open space, play areas, and pedestrian and cycling connections.
The site’s location makes it an ideal extension to the village of Great Leighs, seamlessly connecting to the existing community while respecting its character.
The site benefits from excellent transport links, including the future Chelmsford North East Bypass and the new Beaulieu Park Railway Station, which will significantly enhance connectivity to Chelmsford, Colchester and London, with connections to Ipswich, Norwich and more.
